Not sure what you’re wanting to compare it too, but in terms of the rest of the country, in regular living expenses, food, entertainment and such, Vancouver’s cost of living in on the average to high side compared with the rest of Canada. It’s BC’s major city and the biggest in the West, and a port, so you can get anything you want or need here. As well the outdoor recreation is second to none. So I think a big part of Vancouver’s reputation as an expensive city is because there’s so much to do, and a lot of it costs money. Skiing, boating, sailing, eating out, golf …..they all take some coin. But there’s lots of great things to do that cost little or nothing, so I’d say it’s a wash. However, there are some things here which almost completely tip the scales to unaffordable. Gas is very expensive, probably the highest in North America. A limited supply chain and a lot of taxes, some to encourage you to use less, really drive up the price. However as far as utilities go, electricity is still pretty cheap. Car insurance is a bargain if you’ve got at least 5 years clean driving, are over 30 and don’t drive a Lamborghini. Otherwise there will be sticker shock. But I don’t know, say you need a roof over your head, in case it might rain. (I know….a long shot) THAT’S where you’re going to feel you got hit in the stomach with a dollar sign. Buying a house for most is out of the question, unless you’re an only child and your parents or grandparents bought a bungalow on the West Side back in the 60’s and are about to sell, or have passed on, in which case you can probably scare up enough for a big down payment on something that won’t force you to eat KD for two decades because of a killer mortgage. The average annual wage in Vancouver is about 75k….rhe average detached house is about 2.5 million. Which is about 33 times that average salary…….affordabe is 3–6 times the average salary, 10 times you better start to worry, 20 OMG …….33…?!?!…probably higher since I started writing this. Travelling outside the city to an outer burb is somewhat cheaper, particularly condos, but still crazy expensive. For many renting is the only option…..and with a vacancy rate that has been below half of 1% for decades, renting is no bargain. In Vancouver proper a 1 bedroom is about 1500–2200, 2 bedrooms 2000–3200…..studios 1000–1600…..you’ll hear about people paying a lot less, but they’ve probably been in their suites for at least 4–5 years and rents can only go up so much annually. If you go to the suburbs, you have to make sure you’re on an easy transit route into the city. Rents are a little cheaper, maybe a one bedroom being 800–1800 depending on the age, size and amenities. But there 2.5 million of us here and at least 1.75 million have regular to low paying jobs and we make it work. But you have to want to live here and celebrate what makes Vancouver special, otherwise you’ll just be complaining about everything or worse, comparing it to where you came from. And believe me, that won’t win you any friends.

Note that profit and cash flow are two entirely different things and that profit is normally determined by the CPA at the end of the year (and it is the CPA’s job to minimize profit by every legal means). Maybe there is never any profit (or cash flow) because the owner had bad luck with vacancy, tenants that did not pay or caused expensive damage. If fully rented, perhaps all those little expenses - cell phone, office supplies, the already mentioned CPA and the lease payments on the owner’s Lamborghini - ensure that there is never much money available to pay you. The issue is that, no matter how a deal is structured, you have skin in the game but no control. This deal would not be on the table if the property had enough equity to secure funding by normal means. It was already mentioned elsewhere that your investment could easily be wiped out should the first mortgage be foreclosed. Expensive? You bet; Geneva is almost always in the top five of expensive cities and usually in the top three. The real estate market in Geneva is a big part of this; the rental vacancy rate in Geneva is less than 0.5% and has been for years and housing vacancy rate is similarly low. Switzerland has a different mortgage system that makes direct comparison of housing purchase prices difficult so while the housing prices appear astronomical, they are, more or less, because of scarcity. It's not easy to buy in Switzerland, Swiss banks demand at least a 20% down payment and other financial guarantees for a mortgage. As for jobs, the main hurdle to getting a job in Geneva is getting a work permit. Bilateral agreements with the EU give those with an EU passport something of an inside track but there is an annual quota of work permits; once those are given out, you will have to wait until next year (unless you or your company have clout, in which case there are other paths to a work permit.) Geneva's job market is fairly small and specialized; some sectors like banking have a relative abundance of jobs. So if you manage to find a job and housing, there are diversions in Geneva. Geneva is not that big of city. In terms of tourist sightseeing, you can see most the highlights of Geneva in a few days. If you want to venture further afield, France is right next door (Lyon is about an hour away), as are the Alps (Swiss and French) and the rest of Switzerland is within easy reach by the excellent rail system. Geneva is an excellent home base for venturing into France, Italy and Germany. Between outdoor activities like skiing in winter (there are plenty of excellent resorts within an hour of Geneva), hiking in summer (plenty of mountains nearby), there are other cultures, culinary and artistic, to explore. Geneva's nightlife is supposedly dull, however, Lausanne is close by and has a much more vibrant nightlife (or so I am told, it is not something I have experience in). Are the people friendly? Yes, but Geneva is really three cities, There is international Geneva, between UN and international agencies and international corporations, there is a huge expatriate community in Geneva. There is Geneva of the super rich - Ferraris, Maseratis, Lamborghinis, Bugati Veyrons or insanely expensive wristwatches do not turn a lot of heads here. Finally, there is native Geneva. If you are living in the bubble of international Geneva or the super-rich Geneva, it can be difficult to meet and befriend an honest-to-goodness native Genevois.

The other option of course is to work for a larger car company and get sucked into the supercar project. That happened to me.
